Project Overview
Urban Dwell is a vertically integrated modular construction company headquartered in West Gosford, NSW. The business builds manufactured and modular homes across a range of uses, from lifestyle park dwellings and secondary residences to granny flats and turnkey residential projects and leads clients through the full construction process from design and council approvals through to project delivery.
Australia Security Forces was engaged to provide overnight construction site security at Urban Dwell’s active construction site at 35 Metford Road, Tenambit, in the Hunter Valley. We provide security services that commenced on 22 May 2025 and continue nightly from 1800 to 0600 hours until the site is completed.
The Challenge
Regional NSW construction sites face a distinct and well-documented set of security risks. The Maitland area — which encompasses Tenambit — records property crimes, including burglary and theft, at a rate of 1 incident per 37.9 people, making unprotected construction yards attractive, high-frequency targets for opportunistic offenders.
For Urban Dwell’s Tenambit site, the primary overnight threats included:
- Copper wire stripping — a targeted and costly form of theft on regional NSW construction sites
- Timber theft and fuel siphoning from site equipment
- Power tool pilferage — easily resold through online consumer marketplaces.
- After-hours trespassing, youth loitering, and graffiti — common issues on residential builds in largely suburban areas
- Vandalism causing structural damage, cleanup costs, and project delays ahead of handover
- Perimeter blind spots as frames and multi-story structures rose, blocking sightlines from nearby roads and enabling concealed intrusion.
- Extended urgent response times in regional areas — a known gap that gives thieves additional time to act undetected
- Multi-contractor access accountability — managing who is and is not authorized on-site outside of working hours
These risks are compounded at night, when the site is unmanned, visibility is reduced, and the absence of a security presence signals to opportunistic offenders that the site is accessible. The 1800–0600 window is precisely when construction sites in regional NSW are most exposed.
Our Security Solution
Australia Security Forces deployed a three-layer overnight security program at the Tenambit site—combining a static guard presence, mobile patrols, and electronic monitoring to cover every identified risk area throughout the overnight window.
Static Guard — 1800 to 0600
A licensed security guard is on-site from 6 pm to 6 am each night — providing a visible, continuous deterrent presence during the hours when theft, vandalism, and trespassing are most likely to occur. The static guard is the primary point of response for any incident on-site overnight.
Mobile Patrols
Patrols aren’t on a fixed loop — some are timed, some aren’t, and together they hit the perimeter, the materials yard, and whatever blind spot the build has created that week. That unpredictability is the point: an intruder watching the site for a week can’t map when the next patrol comes through.
Electronic Monitoring
Electronic monitoring supplements the physical security presence — providing continuous surveillance coverage of the site and supporting the guard’s ability to monitor multiple areas simultaneously. Incidents detected through electronic monitoring provoke immediate response from the on-site guard.
Implementation
Before commencing on 22 May 2025, Australia Security Forces conducted a site assessment at 35 Metford Road to understand the layout, perimeter, materials storage areas, access points, and specific blind spots created by the construction structure at that stage of the build.
Guard duties, patrol routes, and electronic monitoring parameters were established to match the site’s configuration at commencement — with the security program designed to adapt as the build progressed and the site’s physical profile changed. This is a practical necessity on active construction sites where structures, fencing, and storage areas shift week to week.
The overnight shift pattern — 1800 to 0600, seven nights a week — was intended to provide complete coverage across the highest-risk hours without disrupting Urban Dwell’s daytime construction operations. The engagement continues through to site completion.
Results
From 22 May 2025, Australia Security Forces has covered every overnight shift at the Tenambit site without a gap. A static guard, mobile patrols, and CCTV monitoring work together on-site, so Urban Dwell had someone watching their build materials, equipment, and job progress from day one.
Client Outcome
Once the last worker clocks off at Tenambit, ASF is on-site until the first one shows up again — every night, no exceptions.
